Wherever practical we use local contractors and specialists that we know, trust and have the same work ethics as us. If a property has a specific feature such as a lift, communal heating system, electric gate, fire alarm system, smoke vent or pumping station, etc we familiarise ourselves with that system so that in the event of an emergency we can react quickly.

We always aim to get the best value for money for our clients without compromising on service. This comes from experience of developing a broader understanding of the maintenance expectations from our clients at the start of each financial year and providing accurate budget forecasts.

Our simple, yet effective and easy to understand accounts management system allows our clients to easily review the financial status of expenses and leaseholder statements at any time throughout the financial year. Every Management Company we act for has a dedicated client bank account providing transparency at a moments notice to determine funds available.

Accounts

At the heart of providing an effective management service is having a full understanding of the annual budget. Our standard service includes preparation of the budget, issuing of service charge invoices, collection of service charge payments, maintaining client bank accounts and any reserve funds, paying contractors and ensuring cash flow throughout the year.

We arrange insurance through local brokers at competitive rates:

Lift and fixed plant insurance
Management Liability insurance
In the event of a claim we liaise between residents, insurance company and any appointed contractors to ensure any issues are swiftly resolved.

Ensuring health and safety compliance is not simply a matter of ensuring risk assessments are completed. It requires a full understanding of the legislation applicable to each specific building as well as knowledge of the safety systems installed and their recommended maintenance regime. In addition to ensuring building compliance we assist owners and directors in understanding and dealing with their responsibilities.

Building & Estate Management

We undertake regular inspections and get to know your property. We like to personally meet any contractors that are appointed. In addition to dealing with the routine maintenance, our service includes defect diagnosis and management, planning and supervision of minor repairs and managing major works including any Section 20 consultation requirements.

Company Administration

We act as Company Secretary for the majority of Management Companies that we represent, ensuring that statutory records are maintained including changes to Directors and Shareholders and that Dormant Accounts and Confirmation Statements are processed on time. We deal with property transfers and issue LPE1 and FME1 documentation during property sales.

Utilities Management

In addition to ensuring that communal supplies are on the cheapest tariffs available, we can provide monthly meter reading and billing services for those properties where the utility supplies are sub-metered and residents charged for individual usage.
